The Union Building: Adaptive Reuse, Hospitality, Historic Preservation

Link the riverfront to the city and restoring a historic gem into a hub of city waterfront lodging, dining and entertainment.

The Union Building is a key piece of Charleston’s riverfront—iconic in presence and strategic in location as an anchor for the Kanawha River pedestrian realm. Sited next to Haddad Riverfront Park, the structure is under study for mixed-use occupancy that includes retail, restaurant, and boutique hotel space.

The building is being reimagined through site planning, accessibility, riverfront engagement, and a full range of public and private gathering rooms. In collaboration with the City of Charleston, it is positioned to serve as an anchor for downtown events and riverfront activity—connecting street, park, and water’s edge in one durable civic address.

The work is adaptive reuse with a public purpose: protecting a landmark, opening it to everyday use, and giving the city a sophisticated, welcoming place on the river.
